Following the success of Allerton Bywater, Miller Homes have commissioned PRA to prepare proposals for a housing regeneration project to 10 acres of land alongside the River Aire, and adjacent to the Aire and Calder Navigation Canal with the magnificent Hunslet Mills as a next door neighbour..

This is a significant regeneration of an urban wasteland, which will provide both urban living and family housing with commercial elements. A riverside edge treatment is to provide a public space which will also accommodate the Trans Pennine Cycle Route and small marina.

At 112 No. apartments and 169 No. houses, this introduces 60% family housing to ensure that a vibrant mixed community will be created within an urban site, located close to the central area of Leeds city.

Commercial
The introduction of a small marina, the principle of which is supported by British Waterways as part of their initiative to encourage use and visitors to the regions canals and navigable waterways, links into the commercial element of the development.

The commercial space comprises of some 3715 sq. m. / 40,000 sq. ft. and offers the following accommodation:

Marina side free standing pavilion to be fitted out as a café bar/bistro to serve canal users, the Trans Pennine Cycle Route and the local area.

To the apartment blocks adjacent to the marina, the ground floor space is reserved for commercial use.
